West Falls developers and city officials hold groundbreaking ceremony

FALLS CHURCH, VA – Hoffman & Associates broke ground on Thursday for the West Falls mixed-use development in the town of Falls Church, a project that will include 1.2 million square feet of development on nearly 10 acres.
the West Falls Project will feature The Commons, an outdoor community gathering space that will provide over 18,000 square feet of open space for community use, in addition to public art, apartments, condominiums, retirement homes, retail retail, a hotel, a medical office and a cultural space.
The developers aim to make west falls pedestrian friendly and will build cycle paths. The project, located near the new Meridian High School and West Falls Church subway station, is expected to be completed in fall 2024.
“The West Falls project will create a vibrant, walkable destination for the community and region, while generating the tax revenue needed to pay for the new Meridian High School next door. This is a win-win situation for our community and I congratulate everyone on reaching this important milestone,” Falls Church Mayor David Tarter said in a statement Thursday.
West Falls is the first component of a larger 40-acre community development of the area between Leesburg Pike and West Falls Church tube station. This larger development aims to add an active, pedestrian-friendly area to the neighborhood that promotes community, sustainability and innovation.

“We are proud to lead this project which will have such a lasting positive impact on the community, the Church in the City of Falls and the region as a whole,” said Shawn Seaman, president of Hoffman & Associates.
The residential portion of the project comprises three buildings: a 371,000 square foot apartment building containing 400 apartment residences, including affordable housing; a 174,000 square foot condominium building comprising 126 condominium residences; and a 260,000 square foot, 215 unit seniors’ residence.
The first phase of development will also include 125,000 square feet of medical office space, offering premier healthcare utilization, also developed by Trammell Crow Co.
Retail will also be a key focus for the neighborhood, with 123,000 square feet of ground floor retail carefully curated with the community in mind. The offerings will include a nationally recognized 40,000 square foot grocer and a mix of national and local concepts including personal care, fitness, shopping, dining and daycare.
West Falls will also feature Home2 Suites, a 146-room extended-stay hotel owned by Hilton.
Clark Construction will construct the project site works, a garage structure, the medical office, seniors housing and condominiums. Coakley Williams will build the hotel and Bozzuto Construction has been selected as the contractor for the apartments and a second garage.
Hoffman & Associates secured two major loans and signed a 99-year land lease with the City of Falls Church for West Falls.
Hoffman & Associates has also amassed nearly $400 million in debt and equity for apartments, condominiums, retail, hotels, public spaces and parking, including more than $260 million in debt. construction, over $107 million in equity and other sources and over $24 million. in public funding.
